Ashley has represented my company and I in 4 real estate transactions in recent years. The first transaction, in 2018, was for a small aggregate vacant land parcel that we were able to secure with only a few bumps along the way. Space was limited, and options were scarce, so locating a new storefront / office proved difficult. As she was aware that I was looking to expand my investment portfolio, Ashley approached me with the strong business case to make an offer.
The building was owned by a national, Board governed firm and, throughout, negotiations were challenging. The Seller needed to achieve a set price, by a set date, and needed to negotiate a leaseback for a portion of the building. The onset of COVID only complicated the process further. As the value in the opportunity was worth working through, Ashley stuck it out and worked through several obstacles creatively to get to a firm deal. After 8 months of correspondence, not only did Ashley, with Shannon’s assistance, manage to navigate to completion of the purchase AND leaseback with the Seller, but also secured two leases, including her national charitable tenant into the new space for a 10-year lease, creating a strong addition to my portfolio and a great relationship for future projects.
