I first met Linda Loftus thirty seven years ago when we both started our Real Estate careers at the local office of  a large. successful , well known,  country wide Real Estate Company. Within a short time we both moved on,  Linda to specialize in Commercial Real Estate and I started my own  Residential Real Estate  Company.

Before I mention why, I have to say my appreciation for Linda specifically starts back in the day when I knew almost nothing about land or farms. A client really wanted me to list their $2 million family farm and I was in over my head.  I knew Linda was the Big Dog in town so rather than going alone, I asked Linda to co-list it with me. Well that was one of the smartest things I did as I got to learn from the best and our friendship only grew from there (I still think she is a Big Dog today!)  Shannon and I have great history as well. We have done nothing but great business together (most recently in fall of 2019 on a tough deal) as we look after our respective clients best interests and yet are always able to work through the “Not so easy stuff” with creative solutions! Ashley was very diligent and listened to our requests, not only as a growing organization, but also the specific requirements that come with being a not for profit social housing provider.  Not only did we need more office space, but we also had to consider the availability and access for our tenants.  She was very quick to provide us with several different available spaces that more than satisfied our needs.

Ashley has represented my company and I in 4 real estate transactions in recent years. The first transaction, in 2018, was for a small aggregate vacant land parcel that we were able to secure with only a few bumps along the way. Ashley was able to work through this transaction to finalize it fairly easily and quickly.

The real challenge was throughout the better part of 2020 and the global Pandemic. Ashley was working with a national charity client to sell their current building and help them relocate within the city. Space was limited, and options were scarce, so locating a new storefront / office proved difficult. After months of researching, she successfully located a suitable potential off market location for the Tenant. As she was aware that I was looking to expand my investment portfolio, Ashley approached me with the strong business case to make an offer. 

The building was owned by a national, Board governed firm and, throughout, negotiations were challenging. The Seller needed to achieve a set price, by a set date, and needed to negotiate a leaseback for a portion of the building. The onset of COVID only complicated the process further. As the value in the opportunity was worth working through, Ashley stuck it out and worked through several obstacles creatively to get to a firm deal. After 8 months of correspondence, not only did Ashley, with Shannon’s assistance, manage to navigate to completion of the purchase AND leaseback with the Seller, but also secured two leases, including her national charitable tenant into the new space for a 10-year lease, creating a strong addition to my portfolio and a great relationship for future projects.
